She\u00a0had previously worked\u00a0with real estate developers\u00a0on\u00a0other\u00a0units in the building, so she was familiar with the give-and-take process as well as the accelerated schedule for such projects.\u00a0She brought staffer Olivia Shaak on board to\u00a0assist\u00a0her.<\/span><span class=\"s2\">\u00a0<\/span><\/p>\n<h2 class=\"p1\"><span class=\"s1\"><b>Time is Money<\/b><\/span><span class=\"s2\">\u00a0<\/span><\/h2>\n<p class=\"p1\"><span class=\"s1\">\u201cDevelopers are great\u00a0clients,\u00a0but they are often driven by tight budgets,\u201d said Heisler,\u00a0the\u00a0founder of Lancaster, Pa.-based <a href=\"https:\/\/www.henriettaheislerinteriors.com\/\" target=\"_blank\" rel=\"noopener\">Henrietta Heisler Interiors<\/a>.\u00a0\u201cConvincing them that extra details costing\u00a0extra dollars up front will ultimately\u00a0help\u00a0sell\u00a0the unit\u00a0faster\u00a0can be\u00a0challenging,\u00a0but when they listen,\u00a0it always pays off.\u201d\u00a0<\/span><span class=\"s2\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">For this project,\u00a0set\u00a0in a new building in the central business district in Lancaster,\u00a0the\u00a0real estate developer\u00a0required\u00a0an exceptional kitchen that would\u00a0be\u00a0as much a part of the\u00a0high-end\u00a0condo\u00a0as its own distinct space. --smush-placeholder-aspect-ratio: 1000\/550;\" \/><\/p>\n<p class=\"p1\"><span class=\"s1\">The\u00a0design\u00a0team\u00a0discussed the pros and cons of the\u00a0apartments\u00a0they\u00a0had\u00a0completed\u00a0previously, and\u00a0a\u00a0paneled\u00a0refrigerator\u00a0\u2013 while\u00a0ultimately\u00a0more\u00a0expensive than a steel-front \u2013\u00a0topped\u00a0the list\u00a0of ROI assets.\u00a0Feedback\u00a0on cooking appliances\u00a0led them to opt\u00a0for\u00a0a\u00a0gas cooktop rather than\u00a0an\u00a0induction\u00a0model.\u00a0The workstation sink was another upgrade to the room\u00a0that was\u00a0deemed\u00a0affordable.<\/span><span class=\"s2\">\u00a0<\/span><\/p>\n<h2 class=\"p2\"><span class=\"s1\"><b>Swapping\u00a0&amp;\u00a0Saving\u00a0<\/b><\/span><span class=\"s2\">\u00a0<\/span><\/h2>\n<p class=\"p2\"><span class=\"s1\">Some of the\u00a0initial\u00a0choices for cabinet\u00a0hardware were out of budget, but\u00a0the designers\u00a0found\u00a0a new source, Golden Warm, that was able to supply\u00a0specialty hardware for the refrigerator and pantry doors\u00a0at a\u00a0reasonable\u00a0price.\u00a0<\/span><span class=\"s3\">The hardware on the pantry pullouts and the refrigerator was\u00a0stained to match the custom\u00a0reeded\u00a0walnut\u00a0cabinets\u00a0in the kitchen.\u00a0<\/span><span class=\"s4\">\u00a0<\/span><\/p>\n<p class=\"p2\"><span class=\"s1\">The countertops\u00a0posed another opportunity for a cost-conscious substitution.\u00a0A\u00a0beautiful but much more reasonable stone,\u00a0River Blue\u00a0granite\u00a0with a leather\u00a0finish\u00a0was installed for about half the price of\u00a0the\u00a0first\u00a0selection, Blue Roma\u00a0quartzite.<\/span><span class=\"s2\">\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-168571 size-full lazyload\" data-src=\"https:\/\/kbbonline.com\/wp-content\/uploads\/2026\/05\/01-Unit-406-Night-14.jpg\" alt=\"Balanced Budget Condo\" width=\"1000\" height=\"550\" data-srcset=\"https:\/\/kbbonline.com\/wp-content\/uploads\/2026\/05\/01-Unit-406-Night-14.jpg 1000w, https:\/\/kbbonline.com\/wp-content\/uploads\/2026\/05\/01-Unit-406-Night-14-980x539.jpg 980w, https:\/\/kbbonline.com\/wp-content\/uploads\/2026\/05\/01-Unit-406-Night-14-480x264.jpg 480w\" data-sizes=\"(min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) and (max-width: 980px) 980px, (min-width: 981px) 1000px, 100vw\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" style=\"--smush-placeholder-width: 1000px; --smush-placeholder-aspect-ratio: 1000\/550;\" \/><\/p>\n<p class=\"p2\"><span class=\"s1\">Heisler and Shaak\u00a0originally\u00a0called for\u00a0a\u00a0Philip Jeffries\u00a0wood veneer\u00a0wallcovering\u00a0on the dining room wall,\u00a0but it was\u00a0value engineered out\u00a0of the design.\u00a0The\u00a0substitute \u2013 a Benjamin Moore blue\u00a0paint\u00a0\u2013\u00a0was carefully chosen, owing to an existing optical condition in the building.\u202f<\/span><span class=\"s2\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s5\">Because the<\/span><span class=\"s1\">\u00a0windows have a green tint\u00a0that affects the\u00a0perception\u00a0of colors used on the interiors,\u00a0Heisler said\u00a0all\u00a0the materials and finishes\u00a0were\u00a0vetted on site at\u00a0different times\u00a0of the day to be sure\u00a0they\u00a0were complementary.\u00a0<\/span><span class=\"s5\">With the developer\u2019s requirements for economy and function stylishly satisfied, the residence was soon\u00a0purchased.<\/span><span class=\"s6\">\u00a0<\/span><\/p>\n<h2 class=\"p1\"><strong><span class=\"s1\">Sources<\/span><span class=\"s2\">\u00a0<\/span><\/strong><\/h2>\n<p class=\"p4\"><span class=\"s7\"><b>Design:<\/b>\u00a0Henrietta Heisler Interiors Inc.
