Well-versed in buying and flipping houses, Galerie Design + Build was on the lookout for a project in need of an update but full of potential\u00a0and\u00a0landed on a peculiar 1950s two-bedroom ranch in Los Angeles.\u00a0It was sprawling,\u00a0but its dysfunctional floor plan completely misused the space with features such as a 24-foot-wide walk-in closet and 30-foot-long primary bedroom.\u00a0The design studio\u2019s principals, Martina Biegel and Jackie\u00a0Kosnett, set out to rejigger the entire plan to convert the home into a family-oriented four-bedroom property with an open-concept kitchen.<\/span>\u00a0<\/span><\/p>\n

Making Moves<\/b><\/span>\u00a0<\/span><\/h2>\n

\u201cOne of the reasons we chose this house was because it was centrally located in one of the hottest neighborhoods for young families, Mar Vista,\u201d said Biegel. While the home was a perfectly preserved grandma-chic house,\u00a0it was extremely dated with a country-style makeover the house had\u00a0likely seen\u00a0in the early aughts. That styling was unfortunately played up in the kitchen.\u00a0<\/span>\u00a0<\/span><\/p>\n

According to Biegel, it\u00a0had maroon rooster wallpaper, a rooster\u00a0chandelier\u00a0and rooster hardware and wall hooks.\u00a0Foghorn Leghorn aesthetics\u00a0aside,\u00a0the room felt closed off and dark.\u00a0Its\u00a0layout of vast,\u00a0empty space in the center and broken-up granite counters with\u00a0prefab\u00a0cabinets along the perimeter was at once visually unappealing and impractical.<\/span>\u00a0<\/span><\/p>\n

\"Los<\/p>\n

As part of their solution, the\u00a0team\u00a0relocated\u00a0the kitchen to the home’s existing sunroom where it could enjoy more natural light;\u00a0moved the living room\u00a0adjacent to\u00a0the new kitchen;\u00a0and tore down most of the decorative posts between the two to open sightlines. Having envisioned this project as a home with kids, since the neighborhood is known for its enviable school district, the designers felt these moves were key.\u00a0From its new location, the kitchen offers\u00a0a vantage point to the existing backyard and swimming pool, and flows\u00a0right into the living room, ensuring the\u00a0parents can\u00a0cook dinner while\u00a0monitoring\u00a0kids playing both inside\u00a0or\u00a0outside.<\/span>\u00a0<\/span><\/p>\n

From Italy, With Love<\/b><\/span>\u00a0<\/span><\/h2>\n

A recent trip to\u00a0\u201cThe Boot\u201d country\u00a0influenced the designers\u2019 choices both in the kitchen and throughout the home.\u00a0The selected some of the same materials used to create\u00a0the\u00a0historic buildings in Italy, including\u00a0real marble,\u00a0limestone\u00a0and white oak.\u00a0They tend to avoid\u00a0manmade\u00a0materials like laminates,\u00a0porcelains\u00a0and quartz. For the kitchen and bathroom countertops, the\u00a0team\u00a0used quartzite,\u00a0a natural stone that is hardwearing and\u00a0resistant to staining.\u00a0Inspired by plasterwork during their European travels, the designers opted for hand-troweled\u00a0Marmorino\u00a0plaster walls and backsplash instead of tile.\u00a0<\/span>\u00a0<\/span><\/p>\n

\"Los<\/p>\n

\u201cIt\u2019s a beautiful,\u00a0living finish full of movement,\u00a0yet\u00a0you can simply wipe it down with a sponge,\u201d said Biegel.\u00a0Marmorino,\u00a0who said it\u00a0dates\u00a0back to\u00a0ancient Roman times\u00a0and\u00a0is waterproof and antimicrobial, to boot.\u00a0<\/span>\u00a0<\/span><\/p>\n

The same finish covers the range\u2019s custom hood,\u00a0while a matching paint color coats the raftered ceiling above, an original detail the designers preserved.<\/span>\u00a0<\/span><\/p>\n

\"Los<\/p>\n

Custom millwork in natural-finished\u00a0white oak encompasses a line of base cabinets and the paneled fridge along the sink wall, floor-to-ceiling\u00a0storage\u00a0and pantry cabinets along a perpendicular side wall and a 3-by-8-foot island at\u00a0the room\u2019s\u00a0center. The designers made sure to include an appliance garage within the casework to keep the countertops clear. The result is a bright,\u00a0airy\u00a0and clean-lined space that feels\u00a0tranquil\u00a0and timeless.<\/span>\u00a0<\/span><\/p>\n

Serenity Now<\/b><\/span>\u00a0<\/span><\/h2>\n

Ensuring design continuity and cohesion, the team carried this same aesthetic throughout the renovation, particularly in a new primary bath. While it sat in its original location, the\u00a0space\u00a0gained square footage from a disused \u201cpool bath\u201d that had previously\u00a0\u2013\u00a0and awkwardly\u00a0\u2013\u00a0cut into the primary bedroom. Like the old kitchen, the bath had all the makings of a dated granny-chic home, from a jetted tub with a tiled surround to a tacky floral wallpaper and shiny brass elements.<\/span>\u00a0<\/span><\/p>\n

\"Los<\/p>\n

In place of wallpaper and wall tiles,\u00a0Marmorino\u00a0plaster helps create a soothing and soft spa-like environment homeowners crave today. Instead of tiled floors, the designers specified white oak to create a more seamless transition from bedroom to bath.\u00a0<\/span>\u00a0<\/span><\/p>\n

\u201cWe love the look of a primary bath with wood floors,\u201d said\u00a0Kosnett. \u201cIf you look at old homes in England, many of the bathrooms have wood floors.\u201d\u00a0<\/span>\u00a0<\/span><\/p>\n

As in any other wood-floored space, she added, a little water from exiting the shower\u00a0doesn\u2019t\u00a0hurt\u00a0\u2013\u00a0as\u00a0long as\u00a0it\u2019s\u00a0not\u00a0a bucketful\u00a0and\u00a0doesn\u2019t\u00a0sit there for\u00a0too long.\u00a0<\/span>\u00a0<\/span><\/p>\n

Another touch of luxury, an ovoid freestanding tub sits beside a large picture window and below a vintage linen-shaded\u00a0pendant.\u00a0There was\u00a0plenty of room left over for a double vanity and enlarged shower since the space absorbed the old pool bath. Here, quartzite is repeated but in a more refined way. Rather than a simple slab countertop, for instance, it forms the vanity top with its integrated sinks as well as a monolithic block outside the shower. The quartzite continues inside frameless glass walls to morph into the shower bench while also creating the illusion of a dissolved barrier.\u00a0<\/span>\u00a0<\/span><\/p>\n

\"Los<\/p>\n

The natural Italian-inspired palette, crisp clean\u00a0lines\u00a0and soft notes here, in the kitchen\u00a0and the rest of the house brought this home up to date\u00a0and caught many a homebuyers\u2019\u00a0eye.\u00a0The designers said they\u00a0received multiple offers in less than\u00a0a\u00a0week.<\/span>\u00a0<\/span><\/p>\n
